Pre-Sale
Excellent long or short term investment. ABPanama can keep you informed of any new developments prior to release which enables the lucrative investor to purchase at a much reduced price. There are at least 2-3 price increases in the first year of a project being released. This is an ideal investment as the capital growth far outstretches the minimal deposit payments.
LOCATION. The location of any pre sale or pre release property is very important. You need to purchase within a high demand area and ABPanama Inc. will explain the good, the bad and the ugly. Where to and where not to invest. In addition we will advise you on the best developers and the worst.
MODEST INVESTMENT. The beauty of pre-release or pre-sale is the simple fact that you need only part with a small deposit upon signing your contract, usually around 10%.

Re-Sale
Panama has a large selection of re-sale houses and apartments in the city which can vary in size. Locations are throughout the city and in some cases within gated communities. ABPanama Inc. advise you to consider a resale property as a home as the price is often less than a new property and the older property is normally much larger and family orientated.
RESALE AS AN INVESTMENT. You should also consider investing in areas such as El Cangrejo, El Carmen & Casco Viejo. These areas are going through a new lease of life so to speak. Originally affluent areas, these locations are now inviting and attracting upper class families. Development has regenerated itself and local businesses are flourishing.

Rentals
With the recent decision to modernize and expand the Panama Canal, the project has just entered the construction phase. The construction will consist of the excavation of a 6.5 km channel which will connect the new Pacific side lock with Gaillard Cut. International interest grows continually and a recent article in TEN Business News America placed the expansion at the top of the ten most important projects of this decade.
Freight movement has increased by over 45% during the first quarter of this year and these are record figures and expected to grow considerably once the construction of the Rodman Port commences.
In view of the above, the rentals market has grown and will continue to grow consistently during the next decade. Enquiries from blue chip companies, embassies and multi-national corporations are constant and always in need of quality rental accommodation. We currently have a demand for over 800 quality apartments during the next 5 years from an international company due to considerable company relocations to Panama considered the hub, both in terms of logistics as well as air travel, of the Americas.

Commercial Investments
ABPanama consider commercial property to be one of the strongest investments within the city. Current demand for new and modern offices out strips construction and demand will remain high long term. The most lucrative moment to purchase is at pre foundation. Office space is normally re-sold or rented prior to completion.
Commercial properties can generate 50% to 200% more rental income compared to residential properties in Panama City. In addition, there is no rent control for commercial properties. So the owner can charge as much as the market permits.
Leases. In general commercial real estate leases are more favorable to owners compared to residential leases. Besides the base rent, tenants also have to pay the owner all maintenance expenses.
Better Tenants. Tenants for commercial properties are financially stronger. International demand for quality office space is high within the City. In most cases the company can guarantee the lease with their assets. If for some unforeseen reason they have to vacate the property, they usually continue to pay the rent or find another tenant to sublease it. They are also motivated to keep your property in good condition to attract their customers to their offices.
Management. It’s much easier to manage a 5 tenant office block than 5 individual homes in 5 different places. It’s a fact that residential properties are very management-intensive because of high turn over rates.
Pride of Ownership. Most commercial properties are referred to by name and not by their addresses, for example Torre Global on Calle 50 and Atlapa Conference Centre. They could be trophy properties that offer enormous pride of ownership. You get lots of respect when you tell people you own offices within a prestigious block.
Investment size. Commercial properties often require a substantial amount of money so it’s not meant for someone with a modest amount of money.
